VENDORS POINTS OF INTEREST:

When I purchased this unit I did not intend to sell. I was drawn in by the beautiful surrounds, impeccable location and the blank canvas it presented for me to renovate into a quality home.

Upon entering, you walk into the open plan lounge-dining-kitchen space which has a tiled floor and a split-system reverse-cycle air-conditioner/heater unit. I love watching movies in the comfort of my own home, so it was important to me to have a functional but comfortable lounge area. This lead me to ensure HDMI cabling was put through the walls/ceiling from the TV to the opposite room corner, neatly hiding my entertainment hub. This space extends into the dining area, which has a storage cupboard hidden within the kitchen bench for dinner linens and wine!

Needless to say I enjoy cooking and designed the kitchen accordingly, ensuring Caesarstone bench tops and a kitchen tap with built-in water-filter were in the mix. The back wall is the cooking hub, boasting a Smeg electric cooktop and overhead cupboards housing the Smeg rangehood. Under the cooktop is a built-in Bosch electric fan-forced oven, with a wok/frypan cupboard to the right and a corner cupboard to the left which I find is great for the rest of my saucepan and Tupperware collection. The stainless steel double-bowl sink is positioned under the window, with a Bosch single-drawer dishwasher above a utility drawer. The last bench has a simple cupboard and built-in chest of drawers. Along the passage wall, there is the fridge provision surrounded by built-in pantry cupboard, with large microwave provision and overhead cupboards.

As you walk through the kitchen you enter the laundry, which I designed with just as much attention to detail. The tall cupboard comfortably fits an ironing board, vacuum, mop/broom, while the overhead cupboard features a hanging rod hidden by extended cupboard doors. A Caesarstone bench top (matching the kitchen) provides an under-bench washing machine provision with side cupboard, as well as a stainless steel sink complete with pull-out spray mixer tap.

As for the bathroom... not only is it a generous size with a bath, it oozes as much quality as the living areas with floor-to-ceiling polished porcelain tiles. Novelli tap ware is used throughout, including a rail-mixer set in the shower, complete with generous storage-shelf and frameless glass screen. The vanity features a ceramic top with under-bench cupboard framed by drawers on each side. A new electric hot-water-system was installed to provide adequate pressure for the mixer-taps.

Both of the bedrooms are a comfortable size and both feature telephone points and double power points. The main bedroom overlooks the rear yard and has a large built-in robe, while the second bedroom overlooks the front lawn framed by a viburnum hedge. Outside, the rear yard has a retractable washing line and a generous space that is well-sheltered in summer. The front has a beautiful fuchsia pink Crepe Myrtle tree, flower bed with irrigation system, carport and second dedicated parking space. The Strata Corporation does all the maintenance for lawn-mowing, gutter cleaning and the front gardens which means the outside looks great all year around!

As for the location, everything is at your doorstep... literally! There is a private keyed access gate into the shopping centre from the back of the unit group, which houses a Coles, organic store/cafe, chemist, Laundromat, dentist and accountant. This is neighboured by the social club and one of the local churches. The doctors' surgery is across the road, along with the post office and local hairdresser. Public transport is fantastic, with the bus stop to take you up to Mt Barker (via Hahndorf) or into the city (via Aldgate/Stirling) within 200m, and is along the route for the 'Footy Express' to Adelaide Oval. The local oval is across the road, as is the playground with public BBQs. They are adjacent to the Heysen Trail, which provides a beautiful walking track to explore up through Aldgate to Mylor (and beyond) or down through Stirling to Mt Lofty (and beyond).
