LONG SETTLEMENT AVAILABLE.

This is a well maintained villa residence in a wonderful quiet location in the delightful area of Rose Park.

BUILT IN CIRCA 1900. LAND SIZE 687m2 - 15.24m x 45.11m.

The home is built on the high side of the road and has an excellent street appeal with the ornate features of the villa residence including a round stained glass window to the front. The home throughout has all the original features yet a very modern and desirable hub of the home family living room, kitchen and conservatory room for the everyday meals area. It just makes this home an exciting home to enjoy for many years to come.

This very special home features a long entrance hallway that leads to 3 good size bedrooms, a stunning formal sitting room and separate formal dining room. These 2 rooms are spectacular and will allow for entertaining on a grand scale.

The home includes, in the front of the home, a main bathroom facility and to the rear of the home in the additions there is a second bathroom and laundry facility.

The rear extension of the home has a wonderful outlook over the amazing landscaped gardens, extensive lawn areas and direct access out to the double lockup garage which is given vehicle access from the rear laneway.

This home is the type of residence where you can move in, live and enjoy an instantly wonderful life. It has all been done and it is very clean, crisp and features all white walls, extensive timber floors and has a great feel about it. The home itself has been well maintained for many years and upon inspection you will instantly feel good about this property.

The gardens to the front include extensive rose and hedge garden areas and extensive brick paving. To the rear of the home there is an outdoor living area adjacent to the conservatory room.

This home is so well located close to Dulwich shopping centre on Stuart Road.
Within walking distance to coffee shops, restaurants, supermarket and general shopping in the area, Rose Park School is only a few 100 m's away, close to transport and yet only a few minutes walk to the city centre.

This is a very desirable location and we must emphasise that it is a very quiet location, one that many buyers will be keen to live in.

This is only on the market as the vendors are moving to a smaller home within the same proximity. In fact, only 100 meters away.

This is a great opportunity and we certainly recommend you inspect this home at your earliest convenience as it will be a very sought after home.

Living in 10 Gurney Road, Rose Park would be amazing.

VENDOR'S POINT OF INTEREST

Our family bought the property 34 years ago - initially because of its location. We were living at Burnside at the time and there were times when I needed to return to my office in the city -
often urgently - to edit or re-write stories that had been submitted earlier in the day. I was working as a journalist and late breaking stories needed work to meet deadlines.

So Rose Park was ideal. I could be in the office in the city within three minutes.

But then we grew to love the area and its proximity to so many facilities...the CBD
of course for all it has to offer from shopping to restaurants to entertainment - the cinemas,
the Festival Theatre, Adelaide Oval and the wonderful walking trails along the River Torrens.

One of the great joys of living in Rose Park is that it is equidistant between the city, Norwood with its shopping and dining choices and of course the Burnside shopping centre. They are all just five minutes away.

And if we want to go to the hills or the beaches - again we are 10 to 15 minutes away.

But I suppose one of the most important reasons was the proximity of great education options for our children.
Private colleges and highly regarded public schools - again within five minutes of our home - provided us with some comforting options.

And of course there is the old-world charm of the century-old suburb and its gracious homes set amongst the charming and mature tree-lined streets and parks.

It was been a delight to live in Rose Park but now - with the children all grown up and living independently - the family home is too big for our needs. Nonetheless we will continue to live in Rose Park
but in smaller accommodation just 100 metres from
our Gurney Road home.
